Enjoy your morning coffee on the front porch while watching the blue heron across the water or settle into the comfy living room chairs and gaze out the large picture windows. This spacious country home has three bedrooms—two with queen-sized beds; one with a twin bed. There is also a daybed with a trundle in the upstairs center room. The bathroom has a separate shower and a tub/shower combination as well as double sinks.

The Farmhouse is the very definition of charm in a place where nature blooms all around you. You can settle into the warm comfort of the timelessly furnished interior, or make yourself at home the yard that leads down to the lake. Everywhere you look, you'll feel right at home.

Additional Persons (up to max occupancy for each unit):		Adults (5-63): $15 per day or $75 per week. Children under age 5 and Seniors 63+: $10 per day or $50 per week.
Additional Vehicles (2 car max):		$5/night on additional cars beyond first two with prior approval from management
Docking Fees (your boat, kayak, inflatable):		FREE (clean before launch)
Pets – two maximum:		$75/pet (+tax)
Security Deposit:		Credit card kept on file
Check-In/Check-Out:		Check-In: 4pm – Check-Out: 10am (No check-in after 10pm)
Early Arrival/Late Departure:		Subject to availability ($)
Day Visitors:		All Ages (5-63) $12 per day, $20 overnight. Children under age 5 and Seniors 63 + are free. *Day = 8 am to Quiet Hours

Minimum Stays: All Rental Units except Morning Glory and Rental RVs:
• May 1st – June 26th: 2-night minimums on all units (Excludes Holidays)
• May 26th – June 26th: 3-night minimums on the Yellow Cottage, the Schoolhouse, the Laurel and the Primrose (Excludes Holidays)
• June 27th – Sept 5th: 7-night minimum on all Cottage Rentals. 3-night minimum on RV Rentals and the Morning Glory.
• Sept 6th – Oct 8th: 2-night minimums on all units (Excludes Holidays)
• Holidays: 3-Night Minimum on ALL UNITS, see below for holiday dates

Fees & Deposits: Taxes on rental properties in Wayne County Pennsylvania are assessed at 9 percent (3% Wayne County Lodging Tax (not applicable on RV or Glamping)
6% PA Sales Tax.)

Security Deposits: Upon your arrival, we require that you provide us with credit card information (MasterCard, Visa, Discover) as security against which sums required to pay for damage, breakage, or extraordinary housecleaning may be charged. No fees are charged at this time. Your credit card information is kept on file in a secure location. Upon your departure, our housekeeping staff will inspect your unit. Unless you have specifically requested to keep you card information on file, your card info will be removed from our system upon receipt of a good report from our housekeeping staff. Should damage occur, we will contact you before any charges are made.

Housekeeping:

Please leave the unit in the condition in which you find it.
Please wash dishes and put them away.
Please bag garbage and place in garbage cans located outside the unit.
Please remove all personal items, including food.

Rental Reservation Payment Requirements

Reservations are accepted with an initial 1/2 deposit upon booking.
Balance due 30 days prior to arrival (security deposit due upon arrival)
Personal Checks are accepted as advance deposit only.
An ATM is on premises.
Payment of any additional balance on arrival may be paid via Visa, MasterCard, Discover,
or Cash.

Holiday Weekends:
– Memorial Day (May 21st – May 25th)
– 4th of July (July 2nd – July 6th)
– Labor Day (Sept 3rd – Sept 7th)
– Columbus Day (Oct 8th – Oct 12th)

All vacation rentals include a 5% discount on the base rate (up to $50) for our Active & Retired Military Members (Proper Active Military ID Required).

Things to Know Before Booking:

• Rates include up to 4 people and 2 vehicles.

• Fees apply for additional people (max occupancy of 7), pets (2 max) and additional vehicles (subject to management approval).

• Reservations are confirmed upon the receipt of payment. A deposit of 50% is due at the time of booking. Remaining balance is due 30 days prior to arrival.

• All online reservations are subject to a 3% booking fee. Reservations made over the phone are not charged a booking fee. Call (570) 488-6161 to book!

• Reservations are subject to a 3% Wayne County Hotel Room Tax and 6% Pennsylvania State Sales Tax.

• Your credit card is kept on file as a security deposit. Please click on 'View Booking Policies' for more info on how we handle security deposits.

60+ days’ notice:	Full refund given minus $150 processing fee per site.
31-59 days’ notice:	Refund will be given minus a cancellation fee of 50% of any monies paid.
Fewer than 30 days’ notice:	No refund or credit.
Refund Policy:	We do not give credit or refunds due to inclement weather, illness, work schedule, no shows, early departures, failure to adhere to Keen Lake rules, or circumstances beyond the control of Keen Lake Management.
